1 hour consultation in the home with our designer as you walk the home together and discuss recommendations.  The goal here is a team effort to help "coach" you on what changes, big or small could help your home show in the best light possible to buyers.  This is for homeowners or realtors who just need some guidance and willing to do all the work.  Buyers have a hard time "visualizing" and need a blank canvas.  We will help you create this based on current trends and demands in the market based on the specifics of your home. We will make recommendations from updates needed to decluttering, what to pack, repairs, re-arrangement of furniture, and more to help your home show all it has to offer in the best possible light.  This also includes a follow up email with suggestions & pictures

Touch Ups

 

This includes the consultation with our team member to discuss suggestions for staging.   We make recommendations from updates needed to decluttering, what to pack, repairs, re-arrangement/removal of furniture, & more.  This will include some options for you based on your budget.  Our options are designed understanding people have different budgets, but we firmly believe a little upfront goes a long way in the end.  You only get one shot at that window into your home and the first impression.  We pull out your home's full potential and help it shine.  We also include a follow up email with suggestions / pictures as discussed.  After you have completed the "homeowner" tasks, we then will begin our portion of bringing in the staging items to finish your home's preparation for listing pictures and sale.  This option provides staging such as bedding, wall art, decorative items, rugs, throws, accent pillows, towels, shower curtains and greenery & florals to help improve the main areas in the home.  Included areas are the kitchen, living/family, dining, master bedroom, and up to 2 bathrooms.   Our pricing includes delivery, set up, and removal of all company staging items.  We typically need 1 week lead time, but can discuss a rush if needed sooner.  *Additional rooms can be staged for a fee.

Consultation through the home including follow up email with suggestions / pictures of any improvements or preparation needed for staging to be brought in.  Staging items include may include furniture for living & dining, beds including bedding for master bedroom and an additional bedroom, study or 2nd living area.  We will also provide wall art, decorative pieces, throws, rugs, accent pillows, mirrors, and curtains in areas discussed above as deemed for the look needed.  We also provide towels, accent pieces, shower curtains, and florals for the following rooms:  formal dining, living, kitchen, master bedroom, 1 secondary room, 1 additional living or bedroom, study, and up to 3 bathrooms.  Where deemed appropriate it will also include patio area.   Our pricing includes delivery, set up, and removal of all of companies staging items.  We typically need 1 week lead time, but can discuss a rush if needed sooner.  For additional fees, we can also supply staging for additional bedrooms or specialty rooms in the home.

Vacant Homes Staging - The Works

Corporate   Apartments / Homes

This is truly a custom quote with discussion of what the tenant / corporation is needing.  It can be as simple as outfitting a 1 bedroom to a full model apartment or home.  Staging items may include furniture for living & dining, beds including bedding needed, accent furniture, dishes, and everything needed to "live" in a space.  We can also provide wall art, decorative pieces, throws, rugs, accent pillows, mirrors, and curtains in areas discussed above as deemed for the look, budget  and personal preferences needed.  Our pricing will include the actual hard costs of the items needed as well as a staging fee, delivery fee, and set up to walk into a fully functional home or model.  Based on personal needs, we can also potentially offer re-purchase of certain furniture, and / or removal of all of companies staging items or possible help selling items at end of term needed.  We typically need 1 week lead time, but can discuss a rush if needed sooner.  Please call us to discuss a custom quote, but we have outfitted a 1 bedroom for as little as $3,000.00 at the customer's request and prefer completely transparent pricing by providing actual receipts and disclosing our fees upfront.  We are here to help make this piece of relocating or modeling a home super easy with NO hidden markup or fees.
